Abstract

Commercial building development especially for apartments, condotels, and malls which constructed by private developers needs careful planning in an effort to get maximum profit, it is because the concept and design of commercial buildings in accordance with the reference of market target to high profits, this is very different from the concept of building inscriptions, monuments and so on which do not think about profit but only oriented to historical elements,conformity to the city needs and architectural elements only, therefore value engineering implementation is indispensable in the implementation of current commercial buildings development. This study aims to determine the alternative types of foundations which are profitable in the high rise building construction, to determine the saving amount that can be made by doing value engineering on foundation work carried out by contractors, to determine the additional cost savings in construction if the piling work carried out by the developer.From the results of this study it can be conveyed that the replacement of the foundation pile of 80 cm diameter to 60 cm diameter carried out by the main contractor gets Rp. 13,870,079,457 construction cost efficiency and if the foundation work carried out directly by the developer (owner) will get Rp. 15,196,177,244 construction cost efficiency
