Abstract

Proyek pembangunan rumah kos ini memiliki sejumlah kendala, antara lain keterlambatan waktu penyelesaian dari yang telah di rencanakan sehingga menimbulkan kerugian bagi pemilik rumah kos. Sebuah proyek pembangunan Rumah Kos dengan perencanaannya yang diperkirakan selesai pengerjaannya dengan kurun waktu 1,5 tahun, tetapi yang terealisasikan berbeda yakni proses pembangunan rumah kos baru selesai hingga 2 tahun pengerjaan. Hal ini dapat merugikan pihak pemilik bisnis rumah kos yang dikesan tidak dapat menyelesaikan proyek sesuai kesepakatan. Adapun tujuan penelitian ini yaitu memperoleh hasil durasi antara metode CPM dan PERT pada proyek,menentukan pekerjaan-pekerjaan kritis pada proyek, dan menentukan durasi optimum diantara penggunaan metode CPM dan PERT. Metode Critical Path Method (CPM) adalah model kegiatan proyek yang digambarkan dalam bentuk jaringan item pekerjaan dalam suatu proyek yang merupakan bagian penting dalam penyelesaian proyek secara keseluruhan. Artinya jika pekerjaan yang merupakan bagian penting dari bisnis tidak selesai tepat waktu, maka waktu penyelesaian proyek akan tertunda sehingga menyebabkan mundurnya suatu proyek.Analisis menunjukkan bahwa proyek tersebut awalnya membutuhkan waktu 682 hari untuk diselesaikan dan menelan biaya Rp. 598.871.000 dapat dipercepat dalam waktu 610 hari dan efisiensi biaya sebesar Rp. Rp.535.647.152 berdasarkan analisis Network Planning. Hal ini memberikan efisiensi waktu 72hari dan efisiensi biaya sebesar Rp.63.223.848 dibandingkan rencana awal. Berdasarkan hasil ini, diputuskan untuk memilih waktu yang lebih efisien waktu dan biaya.Menggunakan Network Planning untuk merencanakan waktu dan kegiatan yang akan dilakukan untuk menyelesaikan proyek pembangunan rumah kos, dengan menggunakan Metode Jalur Kritis (CPM), waktu proses berkurang dibandingkan dengan waktu normal 682 hari. Menggunakan Network Planning bisa menghemat waktu 72 hari menjadi 610 hari.
