Abstract
Building construction projects play a crucial role in supporting economic growth in urban areas. However, delays often occur during implementation, resulting in increased costs and decreased project effectiveness. This issue also occurred in the 3- Story Shophouse Development Project in Citraland Surabaya, necessitating an appropriate acceleration strategy to optimize project time and costs. In reality, work progress was delayed, with planned progress reaching 21% in the 11th week, while actual progress had only reached 12%, resulting in a 9% delay deviation. This situation indicates a discrepancy between planning and field implementation, potentially disrupting the overall project completion if not addressed immediately. Therefore, this study aims to analyze the relationship between time and cost and determine optimal acceleration alternatives through the application of the Time Cost Trade Off (TCTO) method to critical path activities. This method is used to evaluate the possibility of accelerating project duration by considering the consequences on costs. Acceleration alternatives are implemented by adding overtime hours, then analyzing changes in time and costs to obtain the most efficient and economical conditions. In addition, identifying the critical path is an important step to ensure that the acceleration truly has a significant impact on the total project duration. The results of this study indicate that the most optimal acceleration occurs in the practical beam/concrete floor work on the 2nd floor, where this activity has a major influence on the overall duration of the project. By adding 3 hours of overtime every day, the project duration can be shortened with a time efficiency of 11.2% and an acceleration of 40 days from a total project duration of 357 days to 317 days, and produces a cost efficiency of 0.27% with savings of Rp25,052,814.06 from the total project cost of Rp917,570,441.07. By implementing the right acceleration strategy, the project is expected to be completed faster without xii causing significant cost overruns, so that time and cost efficiency can be achieved optimally.
