Abstract

We are well aware that the house is a very important requirement for life, then at least will have a positive impact on the development and structuring of the area so that the area can be realized as a region free of slums and the flood and took a role in helping people to be able to has the ideal home As befits the city of Palangkaraya, Central Kalimantan province with a population of 252 105 inhabitants at the end of 2015 (BPS, City of Palangkaraya), also faced with the problem of housing to meet housing needs, the majority also experienced by other districts in the province of Central Kalimantan.Geographically located in the city of Palangkaraya Central Kalimantan Province, has an area of approximately 2678.51 km 2. Based on the position coordinates border city of Palangkaraya lies between 1 ° 35 '- 2 o 4' South latitude and 113 ° 30 '- 114 ° 07' east longitude.Efforts by the government to realize the strategic housing land and has a shady neighborhood, beautiful, comfortable, safe and beautiful. The role of the private sector is needed which is expected to help the government to prepare the locations of the housing is ideal and has the added value for the citizens housing residents.According to plan the location of existing housing, land area that can be effectively utilized for the housing area of 146,000 m 2 or 146 hectares of land availability of ± 223 hectares or 146,000 m 2 (80%).From the description above background, seen from the advantages of such investments in the future, then the problem in this study, How feasibility of investment in real estate development project Flora Permata Residence in the city of Palangkaraya based on the Net Present Value (NPV), Internal Rate of Return (IRR), Payback Period (PP), Benefit Cost Ratio (BCR)? Housing that Flora Permata Residence city of Palangkaraya development with the number of 923 units. With details of 752 units for the type 36/120, 54/180 ype 50 units, 121 units of type 70/200. Using 3 types, with details of the type 36/120 752 units for the land area ± 112 800 m 2, 50 units of type 54/180 land area of ± 9,000 m 2, 121 units of type 70/200 ± land area of 24,200 m 2. Overall total of 923 housing units construction land Residence Flora gem of 146 hectares or 146,000 m 2 of land total area of 223 hectares or 223 080 m2.From research conducted can be concluded:1.
