Abstract
Value Engineering (VE) is a systematic method for optimizing function and cost in construction Design. This study applies VE to the main structural work — columns and floor slabs — in the Guest House Building Construction project in Mojokerto Regency. The VE process follows five phases: information, creative, evaluation, development, and presentation. This study aims to analyze the work that can be done using the Value Engineering method, to analyze the cost difference between the initial Design and the Design after Value Engineering, and to analyze the percentage of cost savings after Value Engineering (Original Design with Design Review). Based on the application of Value Engineering to the main structure — columns and floor slabs — of the Mojokerto Guest House Building construction, a proposal was obtained to reduce the columns from 50×50 cm to 40×40 cm and the floor slabs from 15 cm to 12 cm. As a result, the column cost decreased from Rp 711,395,176 to Rp 536,582,759 (saving Rp 174,812,417 / 24.57%) and the floor slab cost from Rp 325,855,144 to Rp 243,169,596 (saving Rp 82,685,548 / 25.38%). These findings confirm that VE can significantly reduce construction costs without sacrificing structural performance
