Abstract
The pondok pesantren Syifaul Qulub Surabaya, which is located in a densely populated area, is experiencing several obstacles during its development expansion, especially regarding the mobility of materials and workers. These obstacles caused the construction of the expansion of the pondok pesantren Syifaul Qulub in Surabaya to experience work delays and wasted costs. This research focuses on identifying and reducing waste, both in terms of cost and time, related to Detail Engineering Design and it is hoped that the project can run according to schedule and on time, so that solutions can be identified to eliminate waste. This research uses the lean construction method by processing primary data through questionnaires to identify the percentage of waste weight from each activity. Analysis was carried out using value stream analysis tools, identification of VA and NVA activities, Process Activity Mapping Analysis, root cause analysis, analysis using Pareto and Fishbone diagrams to determine solutions to waste. The main cause of waste in this project is the waiting factor, reaching 41.8% in the critical waste weight analysis. This resulted in a project delay of 33 days. The root causes of waste in the Syifaul Qulub Surabaya Islamic boarding school construction project are late materials and machines, difficulties in moving materials, loss of equipment, equipment damage, sloppy work techniques, and workers taking breaks during working hours. Waste percentage 21% of total 35 jobs. Types of waste include waiting 41.8%, Unnecessary Movement 13.7%, transportation 12.2%, material defects 11%, Storage 10.9%, Overproduction 6.8%, and work processes that do not comply with SOP 3 .6%.
