Abstract

This study aims to analyze the impact of design and build risk factors on the time performance of a hospital construction project. The design and build model is a commonly used contract method in construction projects due to its effectiveness in streamlining implementation stages. However, the application of this method often faces risks that can affect project completion, particularly concerning time management. This research employs a descriptive quantitative approach with data collection techniques using questionnaires distributed to respondents experienced in design and build projects, such as owners and project managers (PM). The identified risk variables include the owner's management capability, procurement processes, and the role of project managers. The collected data is analyzed using Pearson correlation to determine the relationship between variables and multiple linear regression to measure the influence of risk factors on project time performance. Overall, the study finds that weaknesses in coordination, limited human resources, and repeated design revisions are dominant factors contributing to project delays. Therefore, effective mitigation efforts, such as improving team coordination and strengthening managerial competencies, are necessary to ensure the project meets its targeted completion time.
