Abstract

The cost analysis of labor-based pay systems and work efficiency holds particular significance in residential housing projects, such as the Central Park Juanda project by PT. Griyo Mapan Santoso. This study aims to evaluate the impact of labor-based pay systems on productivity, quality, and cost control, with a specific focus on the work efficiency of labor crews. Using a quantitative approach, this research also contributes to the construction management literature regarding on-site labor force management. The study involved 45 respondents, comprising construction workers at the Central Park Juanda housing project, including foremen, skilled workers, and other field personnel. The respondent profile includes gender distribution (82% male), age (predominantly 31-41 years), education (47% high school/vocational school graduates), competency certification (58% certified), and work experience (predominantly 11-15 years). The validity of the questionnaire data was tested using Pearson's method with a 5% significance level, and all items were declared valid (rh≥0.3r_h \geq 0.3rh≥0.3). Reliability was tested using Cronbach’s alpha, and all variables (X1 to Y) were found reliable (α≥0.6 \alpha \geq 0.6α≥0.6). The results showed that all independent variables (X1: Workforce, X2: Pay, X3: Materials, and X4: Project Conditions) negatively influenced project efficiency (Y). However, only the X4 variable (Project Conditions) demonstrated a significant effect, with a significance value of 0.002 (< 0.05), while the other variables (X1, X2, and X3) were not significant. Furthermore, the ANOVA analysis indicated a significant probability value of 0.021 (< 0.05), rejecting the null hypothesis (Ho) and accepting the alternative hypothesis (Ha), indicating that there is a significant simultaneous influence. These findings highlight that project conditions play a crucial role in affecting work efficiency, whereas workforce, labor-based pay, and material factors do not have significant impacts within the scope of this study.
