Abstract

Every construction project generally has a completion time plan in its scheduling which is determined based on the resources available. Problems arise when the actual realization time exceeds the plan which causes delays. The impact is a waste of resources, both time, cost and energy. In addition, delays in completing a project also cause disputes between stakeholders. Based on the results of a preliminary survey, there was a delay in the completion time for 9 months at PT. Golden Union Oil located in Sidoarjo which was caused by several factors in the pre-construction stage and the steel construction stage, proper adjustment or production machine tools at PT. Golden Union Oil. Several previous studies have conducted factor analysis using only one point of view, where in an effort to minimize the delay, not many have used a combination with the Lean Six Sigma Framework. This study aims to obtain the dominant factors causing delays in the PT. Golden Union Oil project, namely from two perspectives, namely the Owner and the Contractor. In addition, a solution formulation is carried out to overcome the delay using the Lean Six Sigma approach. The Lean Six Sigma Framework has a phase concept in eliminating waste more efficiently and systematically, with six steps of the first method from the human or competence side, the second method or SOP, the third from the machine or tool, the fourth environment, the fifth material or availability and the sixth planning or plane. The research respondents were project managers, expert staff, directors and machine consultants. The description of variables to the formulation of solutions is carried out in stages using the DMAIC phase (Define, Measure, Analyze, Improve and Control) where the Lean Construction concept is used in the Improve stage. To minimize delays in the PT. Golden Union Oil factory construction project, namely by applying several mapping techniques that can reduce waste delays by 57.49%.
