Abstract

Schedule delays or increased calendar periods in project development are problems that are often encountered in construction project work and can also be caused by several factors including managerial factors, implementation methods, work environment, and so on during the construction of the new building of the regent's office of Malacca Regency in 2019-2023 experiencing delays during construction built by the Malacca Regency government. In this study, researchers made efforts to obtain and determine the main supporting delays that affect delays by conducting a survey distributing questionnaires to parties with a direct interest in construction project work. In this research, the ranking method is also used to determine the ranking of respondents which can later be used as a reference as to why the construction of the new building of the Malacca regent's office has been delayed. Data analysis in this study using multiple linear regression analysis stepwise method based on the results of the analysis of variable X7 (Implementation Method) is the most influential cause in time delay obtained β coefficient value of 0.907 or 90.7% with linear regression equation Y = 1.245 + 0.907 (X7) and the results of the β coefficient value obtained as follows implementation method factor (X7) with a coefficient value of 0.066, 907 financial factor (X5) with a value of 0.066, design factor (X2) with a coefficient value of 0.036, equipment factor (X6) with a coefficient value of 0.015, managerial factor (X8) with a coefficient value of 0.006, labor factor (X1) with a coefficient value of -0.011, work environment factor (X3) with a coefficient value of -0.068, and material / material factor (X4) with a coefficient value of -0.073. The total cost of the previous contract work implementation method was Rp. 41,496,380,918.63 with a time duration of 724 days, therefore, the researcher recalculated the accelerated time acceleration in the work implementation method to Rp. 60,165,974.39 with a time duration of 550 days. The value of the acceleration contract is summed up with the coefficient value in the Stepwise Dependent regression analysis, namely Y = (1.245 + 0.907) x Rp 60,165,974.39, so that the time coefficient value of Rp129,477,176.90 is obtained.
