Abstract

quality and quantity aspects. Making plans of construction project is based on the exists estimation when the planning is being planned, so that the discrepancy between planning and implementation come up. When implementing the plans, some risks can be raised such as timing risk, cost risk, and another risks which can affet the quality of project. The golas of this research are (1) to know the risks which has already happened in Gedung Negara Imigrasi Kelas III Non TPI construction project in Kediri Town, (2) to know the effects of risks which is identified in implementation stage, and (3) to determine the responses that should be done to decrease the risks by using House of Risk method. The data will be analyzed by using House of risks method. Mean and Frequency analysys are also being used to get the final answer. After the data has analayzed with House of risk methit phase 1, the researcher foun 7 priority agent. They are, the project management is not good, coordination between the consultant and the owner is not good, work safety regulations, wrong and not complete design, lack of the contratctor control toward subcontractor, decreaness of workers quality. There are 11 handling priority strategy, choose competent person, giving punishment to the violator, picturing work, often hold meetings, making schedule, change working method, the sources should be faster, controlling toward subcontractor, implementating K3, and material stock must be ready.
