Abstract

Karangrejo village has 310 improper residential buildings. Based on this fact, in order to improve the living standards of the Indonesian people through the provision of housing equally, especially for low-income, very low-income groups and informal income groups, efforts are needed to provide affordable and affordable low-cost housing but still meet health, security requirements and comfort. From this fact is needed research that aims to (1) Obtain investment feasibility in the construction of healthy simple houses in Karangrejo Village,Banyuwangi District, Banyuwangi Regency, (2) Obtain large costs and time needed to invest in the construction of healthy simple houses in Karangrejo Village, Banyuwangi District, Banyuwangi Regency, (3) Obtain a large selling price per housing unit in investment in the construction of healthy simple houses in Karangrejo Village, Banyuwangi District, Banyuwangi Regency.After analyzing it was found that (1) investment in the construction of slum housing improvement into a healthy simple house in Karangrejo village,Banyuwangi District, Banyuwangi Regency is feasible. This can be seen from the value of NPV> 0 which is Rp1,844,947,810, the IRR value exceeds the expected interest rate of 14.53%, Payback Period return on investment value of the construction of slum housing improvements occurs in the second year over 10 months, precisely at year 2022. (2) Costs required to invest in the construction of healthy simple houses in Karangrejo Village, Banyuwangi District, Banyuwangi Regency are Rp 16,863,469,900 for repairs of 310 housing units, for 3 years. (3) Based on the sensitivity analysis, the house suitable for the needs of 310 households in Karangrejo Village, Banyuwangi District, Banyuwangi Regency is a simple healthy house type 36 with a subsidy of 20%, the price of each unit is Rp 43,518,632. The simple healthy house ownership can be paid in installments for 15 years, the monthly installment fee of Rp. 241,770 with 0% interest for those earning below Rp. 2,000,000 and Rp.367,235 with an interest of 6% for those earning more than Rp. 2,000,000
