Abstract

Keberhasilan suatu proyek konstruksi ditentukan oleh kemampuannya untuk diselesaikan tepat waktu, sesuai anggaran, dan dengan kualitas yang diharapkan.Namun, keterlambatan masih menjadi masalah yang sering terjadi dan mengganggu kinerja proyek. Penelitian ini menganalisis kinerja manajemen proyek dengan menerapkan Metode Fast Track pada proyek pembangunan ruko The Green Leaf Regency yang dikelola oleh PT Yekape Surabaya. Metode Fast Track memungkinkan adanya tumpang tindih antar aktivitas proyek guna mengurangi durasi keseluruhan. Penelitian dimulai dengan mengumpulkan data jadwal dan anggaran proyek, kemudian dilakukan analisis penjadwalan ulang menggunakan Microsoft Project untuk mensimulasikan dampak waktu dan biaya. Hasil penelitian menunjukkan bahwa penerapan Metode Fast Track berhasil mengurangi durasi proyek dari 360 hari menjadi waktu yang lebih singkat, sehingga meningkatkan efisiensi dan berpotensi memberikan penghematan biaya. Namun, tantangan dalam koordinasi dan pelaksanaan tetap harus diperhatikan agar kualitas proyek tetap terjaga. Penelitian ini menyimpulkan bahwa Metode Fast Track dapat menjadi alternatif yang efektif untuk mempercepat penyelesaian proyek tanpa peningkatan biaya yang signifikan, selama manajemen proyek dilakukan dengan koordinasi yang baik.
