Abstract

Project construction often experiences problems with work delays. The Kyo Society Apartment Project, Surabaya experienced work delays which were thought to be due to late material supply chains. This research aims to analyze what factors cause delays in completing construction projects in the Kyo Society Apartment Project, Surabaya, because the level of project completion is still fluctuating. The methods used are S Curve, cause and effect diagram (fish bone) and Analytical Hierarchy Process (AHP). The results of this research are the main factors that cause delays in completing construction projects, namely: analysis of the influence of supply chain management on delays in MEP work, the Kyo Society apartment project, Surabaya caused by five criteria, namely human resources with a weight of 0.420, environmental supply 0.2, financial 0. .17, material supply 0.15, and information flow 0.07. Therefore, project owners are advised not to change the design at any time/suddenly with a large capacity, because if there is a change in specifications/design by the owner, this will of course require greater costs and take longer.
