Abstract

The construction of the Westown View Surabaya Apartment building is a project that carries significant risks, considering the weight of the tasks and the time constraints that result in a tight work schedule. This building project involves complex planning, leading to uncertainties in implementation and various risks during project execution. The purpose of this research is to identify, assess, and propose risk mitigation efforts for delays in the construction of the Westown View Surabaya Apartment project. The research methodology employs quantitative analysis using questionnaires and Monte Carlo simulations. The study reveals 21 relevant risk variables in the construction project of Westown View Surabaya Apartment. Among these, 11 variables fall under the category of Extreme Risk, 9 variables are classified as High Risk, and 1 variable falls into the Medium Risk category. Monte Carlo simulation is conducted to determine potential or likely risks, and the results indicate 11 risk variables with high probabilities, including delayed delivery of goods (10.90%), repeated design revisions (8.73%), and problematic/damaged work equipment (8.63%).Efforts to mitigate these risks involve reducing and avoiding them. One strategy is to conduct periodic coordination to monitor the progress of material deliveries and to analyze designs before the planning phase.
