Abstract

Perkembangan konstruksi di Indonesia ditandai dengan banyaknya proyek berskala besar. Bagi penyedia jasa konstruksi, hal ini merupakan peluang sekaligus tantangan. Secara umum, waktu pelaksanaan pekerjaan di Indonesia menunjukkan penyelesaian proyek yang sering tertunda. Keterlambatan pengerjaan proyek selalu menimbulkan banyak perdebatan dan kerugian baik bagi pemilik maupun kontraktor. “What If” adalah metode yang digunakan untuk menyelesaikan kegiatan proyek dalam keadaan terlambat dengan mengejar kegiatan yang harus diselesaikan agar pekerjaan selesai tepat waktu sesuai jadwal dengan cara menambah jam kerja atau menambah tenaga kerja. Pada proyek Pembangunan Gedung Research Center UPN “Veteran” Jawa Timur didapatkan bahwa penambahan jumlah kerja lebih hemat biaya dibandingkan dengan penambahan jumlah jam kerja yaitu untuk keterlambatan 10% diperlukan tenaga kerja sebanyak 11 orang dengan biaya sebesar Rp.272.582.820, untuk keterlambatan 20% diperlukan tenaga kerja sebanyak 26 orang dengan biaya sebesar Rp.268.632.700, untuk keterlambatan 30% diperlukan tenaga kerja sebanyak 41 orang dengan biaya sebesar Rp.262.221.540. Pada lokasi penelitian faktor yang menjadi keterlambatan pada proyek antara lain yaitu kondisi cuaca, supply bahan, dan mobilisasi alat kerja ke lokasi proyek.
