Abstract

This study aims to analyze the effect of both simultaneous and partial interest rates, inflation and the rupiah exchange rate on the stock prices of property and real estate sub-sector companies listed on the Indonesia Stock Exchange period 2017 - 2019. This research is a quantitative research. The population in this research were 53 property and real estate sector companies listed on the Indonesia Stock Exchange, the sampling method was purposive sampling obtained by 25 property and real estate sector companies that met these criteria. The data collection method in this study is the documentation method, which is by record monthly stock price data listed on the www.investing.com , data on interest rates, inflation and the rupiah exchange rate published by the official website of Bank Indonesia. Data analysis in this research is descriptive statistics, classic assumption test that includes normality test, multicollinearity test, heterokedasticity test and autocorrelation test. Then hypothesis testing which includes f test, t test, multiple linear regression analysis and coefficient of determination. The results of this research simultaneously interest rates, inflation and the rupiah exchange rate have no significant effect on the stock prices of the Property and Real Estate sub-sector companies listed on the Indonesia Stock Exchange period 2018 - 2019. Partially, interest rates have a positive and not significant effect on stock prices,this explains that the ups and downs of the BI rate aren’t necessarily followed by commercial interests rates for commercial bank loans. Inflation has a positive and not significant effect on stock prices, meaning that even if inflation increases doesn’t affect stock prices because investing in the property sector requires substantial investment funds. Rupiah exchange rate has a negative and not significant effect on stock prices, then an increase in the exchange rate of the rupiah against the US dollar will reduce the price of share.
