Abstract

Along with increasing human population and also the narrowing of available land for shelter, now many developers have enough funds to build a multistorey "hotel or apartment" that is generally intended for the middle to upper class in their income. The implementation of a project which is one of the management activities is very important because its existence is a very complex problem. o be able to optimize a job, an EVM (Earned Value Method) is applied.Earned Value Method (EVM) itself one way or method that can be used to predict the time and also the cost of, who where when a project is running experienced a delay could result in the increase of the duration of the time as well as increasing the amount of fees so project management is highly demanded in order to balance between time, quality, and cost. After you perform the analysis with the use of Earned Value Method (EVM) can be known what is the difference between the time of application of the Earned Value Method (EVM) with planned time, and also know the performance project with the application of Earned Value Method (EVM). According to plan the beginning of time the working hotel and apartment building projects My Tower for 126 days but once done the analysis in week 1 to week 11 are experiencing delays, so by the time week 11 gained value for an estimate of the total project time/EAS (Estimate All Schedule) of 182.46 today. However, rounded upwards of 183 days. Therefore the project experiencing delays within as much as -56.46 days and rounded up as many as -57 days from the initial plan of project work time. The performance of the project construction of the hotel and the apartments My Tower has experienced delay, by applying the Earned Value Method (EVM) performance index value can be known schedule/SPI (Schedule Performance Index) in week 1 to week 11 that are experiencing delays in Schedule SPI value = < 1. Where if the value of SPI = 1 then < implementation time schedule for longer than planned
