Abstract

Land use change according to its meaning is a new use of land, which is not in accordance with what is determined in the spatial plan and regency / city area. Judging from the condition of the Trowulan Shoe Distribution Center (PPST) in Trowulan Subdistrict, Mojokerto District is currently very worrying because almost all the booths and shoe outlets are deserted and there are no visitors and buyers, even some of the shop owners have left the location and all assets and the building inside have been stalled. The Mojokerto District Government begin to discuss revitalizing all regional government assets, one of which is the Trowulan Shoe Center (PPST) and 18 (eighteen) other markets in each subdistrict. The purpose of this study is to calculate the project investment cost and to analyze the economic feasibility of the Project for the Construction of the Culinary Center and the Playgrounds Mojopahit Creative Park Mojokerto District meet the criteria in the project investment feasibility analysis. The assessment parameters that will be used are Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR), PI (Profitability Index) and PP (Payback Period). The Project for the Construction of the Culinary Center and Playgrounds Mojopahit Creative Park in Mojokerto District is declared feasible if it had met the eligibility criteria for NPV, IRR, PP, BCR, and PI. The intended project is the Food court, Stall/Shop, Hall, Swimming Pool/Waterboom, and Parking Area/Rest Area project. The role of government is needed through regulations that are able to support the existence of culinary centers and playgrounds as well as the need for a rest area that is very attractive for visitors who want to go to Mojokerto District. That is because Mojokerto Regency is one of the tourist destination areas, so the management of construction in the housing and the right industry sector will have an impact on economic growth.
