Abstract

Building is a physical form of the result of construction work which is integrated withthe place of domicile, partly or wholly on top and / or in land and / or water.The building functions as a place for people to carry out their activities, both for residential or residential, religious activities, business activities, social activities, culture, and special activities.In the process of maintenance management and maintenance of buildings, operational standards are needed in order to maintain and maintain the reliability of the building.In this case the role of the building management or property management is very important in carrying out maintenance and maintenance standards in a building.In the research that has been carried out there are some deviations in the maintenance and maintenance activities of buildings managed by property management X building Y, among others in terms of organization, maintenance planning and maintenance of information and systems.The development of standard operating procedures by developing 13 procedures in building maintenance and maintenance activities is expected to support the operation of SOP in property management X of building Y.The estimated operational and maintenance costs of the building are planned based on the calculation of a single interest rate with the amount of bank interest inflation peryear.Estimated costs in the first year, namely in 2021, estimated operating and maintenance costs of Rp.11,468,690,944.17 with an estimated increase in interest rates of 10% per year for subsequent years.With the development of standard operating procedures in the building maintenance and maintenance process, it is expected that the building management can work well in maintaining the reliability of the building.
