Abstract

Manajemen Konstruksi adalah perencanaan, penjadwalan dan pengendalian proyek yang digunakan untuk mencapai tujuan proyek tersebut tanpa adanya penyimpangan. Salah satu fungsi utama manajemen proyek adalah membandingkan biaya, waktu, dan kinerja dari program terhadap rencana anggaran biaya, rencana waktu dan kinerja dalam setiap aktifitas proyek. Namun, kenyataannya masih banyak ditemukan masalah terkait kinerja biaya dan waktu pada sebuah proyek tertentu. Earned Value (EV) merupakan suatu metode pengendalian untuk mengukur kinerja biaya dan waktu suatu proyek. Metode ini adalah salah satu metode yang tepat untuk digunakan dalam menganalisis Proyek Pembangunan Gedung Medik RSU Assakinah Medika dimana realisasi progres pekerjaan yang sedang berjalan pada proyek tidak memenuhi rencana yaitu hanya mencapai 33,077% dimana progres pekerjaan yang sedang berjalan seharusnya sudah mencapai 41,795% sehingga proyek mengalami deviasi sebesar -8,718%. Hal ini tentu akan berdampak pada progres biaya dan waktu penyelesaian proyek. Hasil analisis dengan menggunakan metode Earned Value pada Proyek Pembangunan Gedung Medik RSU Assakinah Medika adalah pada Kinerja Biaya didapat hasil Nilai CPI pada minggu ke-1 sampai minggu ke-7 adalah <1 yang berarti pada periode ini biaya yang telah dikeluarkan melebihi nilai pekerjaan yang telah diselesaikan, nilai CPI pada minggu ke-9 sampai dengan minggu ke-14 adalah >1 yang berarti pada periode ini biaya yang telah dikeluarkan lebih kecil dibandingkan nilai pekerjaan yang telah diselesaikan, nilai CPI pada minggu ke-8 adalah =1 maka pada periode ini biaya yang telah dikeluarkan sesuai dengan nilai pekerjaan yang telah dilaksanakan. Pada Kinerja Waktu didapat hasil Nilai SPI pada minggu ke-1, minggu ke-2 dan minggu ke-4 sampai dengan minggu ke-14 adalah <1, yang artinya pada periode tersebut penyelesaian pekerjaan proyek lebih lambat dibandingkan dengan jadwal yang telah direncanakan, Nilai SPI pada minggu ke-3 menunjukkan >1 yang artinya pada periode tersebut penyelesaian pekerjaan proyek lebih cepat dibandingkan dengan jadwal yang telah direncanakan.
