Abstract

Penelitian ini membahas perbandingan metode konstruksi pracetak dan konvensional pada pembangunan rumah susun sewa (RUSUNAWA) di Gunung Anyar, Surabaya. Studi kasus meliputi dua bangunan dengan struktur beton konvensional terdiri dari empat lantai dan beton pracetak dengan empat lantai. Penelitian dilakukan dengan mengacu pada standar peraturan teknis seperti ACI 318M-14, SNI 1726 Tahun 2019, SNI 1727 Tahun 2020, dan SNI 2847 Tahun 2019, serta menggunakan analisis beban, pemodelan struktur, perencanaan sambungan, dan evaluasi ekonomis berupa estimasi waktu dan biaya pelaksanaan. Metode pracetak mengaplikasikan sistem cor in situ dengan produksi elemen onsite dan pemasangan di lokasi proyek. Hasil kajian menunjukkan bahwa kedua metode memenuhi persyaratan teknis yang berlaku, namun metode konvensional lebih efisien dari segi biaya, sedangkan metode pracetak memberikan keunggulan dalam percepatan waktu pelaksanaan serta biaya perawatan lebih hemat dalam 10 tahun. Dengan demikian, pemilihan metode konstruksi sebaiknya disesuaikan dengan prioritas proyek, antara efisiensi biaya atau percepatan penyelesaian. Studi kasus ini secara spesifik berlokasi di Jl. Wonorejo Rusunawa, Gunung Anyar, Kota Surabaya, Jawa Timur, dan dapat menjadi referensi penerapan metode konstruksi di konteks serupa.
