Abstract
The provision of banking service facilities within the campus environment is a crucial need to support the smooth operation of academic and administrative activities in higher education institutions. Institut Teknologi Sepuluh Nopember (ITS) responded to this need by constructing a banking building as part of the development of a modern and digital campus ecosystem. However, during its implementation, the project experienced delays compared to the planned schedule, potentially leading to cost overruns and reduced efficiency. This study aims to analyze the project’s time and cost performance by applying the Fast Track method, an acceleration technique that allows certain activities to be conducted in parallel to shorten the project duration. The research was conducted on the construction project of the ITS banking building, which had a contract value of IDR 11,871,000,000 and a planned duration of 120 calendar days. The analysis involved identifying critical activities using the Critical Path Method (CPM), followed by rescheduling with a Fast Track approach to determine the optimal time and cost. The analysis using Microsoft Project software identified several work items on the critical path, including road and parking works, drainage and bridge works, landscaping, utility connections for electricity and clean water, and final cleaning works. Through an acceleration strategy using the Fast Track method, the project duration was successfully reduced from 120 days to 112 days, representing a 6.7% reduction from the original schedule. In addition, this method also optimized the project cost with a total saving of IDR 998,170,432, resulting in a final project cost of IDR 9,696,512,763 or a 9.3% decrease from the initial budget. These findings indicate that the Fast Track method is effective in enhancing the efficiency of construction project implementation.
