Abstract

Proyek pembangunan Ruko The Green Leaf Regency memerlukan perhatian ekstra terhadap pengelolaan waktu dan biaya. Proyek ini melibatkan berbagai sumber daya, seperti bahan bangunan, tenaga kerja, dan alat, yang harus diatur dengan tepat untuk mencapai hasil yang optimal sesuai target. Untuk itu, diperlukan metode yang akurat dalam memantau serta mengendalikan progres proyek. Dengan meningkatnya kompleksitas dan skala proyek, metode yang efektif untuk mengevaluasi kinerja proyek menjadi sangat dibutuhkan. Salah satu metode yang dapat digunakan adalah Earned Value Analysis (EVA), yang mengintegrasikan pengukuran kinerja waktu dan biaya secara bersamaan. Penelitian ini berfokus pada analisis penerapan metode Earned Value Analysis pada proyek pembangunan Ruko The Green Leaf Regency oleh PT Yekape Surabaya. Dengan memanfaatkan EVA, penelitian ini diharapkan dapat memberikan gambaran yang lebih komprehensif mengenai efisiensi waktu dan biaya dalam proyek tersebut Dalam penelitian ini, dilakukan perhitungan tiga indikator utama, yaitu Planned Value (PV), Earned Value (EV), dan Actual Cost (AC) untuk menilai varians biaya dan jadwal proyek. Hasil analisis menunjukkan seberapa efisien pelaksanaan proyek tersebut dibandingkan dengan perencanaan awal. Temuan ini diharapkan dapat memberikan wawasan yang berguna dalam pengelolaan proyek konstruksi di masa depan, khususnya dalam hal pengendalian biaya dan waktu guna meningkatkan efisiensi dan efektivitas pelaksanaan proyek. Dari hasil Analisa diketahui bahwa Pada minggu ke-27, hasil analisis nilai hasil (Earned Value Analysis) menunjukkan bahwa proyek mengalami efisiensi biaya dengan nilai Cost Variance (CV) sebesar Rp 35.750.076.360 (positif). Namun, nilai Cost Performance Index (CPI) yang kurang dari 1 mengindikasikan bahwa penggunaan anggaran masih belum optimal. Dari sisi waktu, proyek mengalami keterlambatan dengan Schedule Variance (SV) sebesar Rp 3.656.097.349 (negatif) dan Schedule Performance Index (SPI) di bawah 1, yang menunjukkan bahwa pelaksanaan pekerjaan tidak sebanding dengan waktu yang telah digunakan.
