Abstract

Proyek pembangunan Asrama Santri di Pondok Pesantren Mardhotillah merupakan proyek konstruksi dengan nilai kontrak sebesar Rp6,945 miliar yang dituntut untuk diselesaikan tepat waktu dan sesuai anggaran. Namun, dalam pelaksanaannya sering terjadi ketidaksesuaian antara perencanaan dan kinerja aktual, baik dari segi biaya maupun waktu, sehingga diperlukan suatu metode yang dapat mengukur kinerja proyek secara objektif dan akurat. Penelitian ini bertujuan untuk menganalisis kinerja biaya dan waktu proyek serta menentukan estimasi biaya akhir dan waktu penyelesaian menggunakan Metode Nilai Hasil (Earned Value Method/EVM), yang mengintegrasikan elemen biaya, waktu, dan kemajuan fisik untuk mengevaluasi efisiensi pelaksanaan proyek. Hasil analisis menunjukkan indikator kinerja seperti Cost Performance Index (CPI) dan Schedule Performance Index (SPI), yang mencerminkan efisiensi biaya dan ketepatan jadwal, serta perhitungan Estimate at Completion (EAC) untuk memproyeksikan total biaya hingga proyek selesai dan Estimate Time to Complete (ETC) untuk memprediksi waktu tersisa yang dibutuhkan. Berdasarkan tinjauan pada akhir bulan Februari, proyek mencapai CPI sebesar 1,151, SPI sebesar 1,001, EAC sebesar Rp6,035 miliar, dan estimasi waktu penyelesaian (TE) selama 71,89 minggu dari rencana 72 minggu, yang menunjukkan bahwa proyek berjalan lebih efisien dalam hal biaya dan hampir tepat waktu sesuai rencana. Penerapan metode EVM memungkinkan pengambilan keputusan yang lebih berbasis data dalam mengelola biaya dan jadwal proyek.
