Abstract

Seiring dengan berkembangnya zaman, semakin banyak proyek konstruksi yang dibangun untuk memenuhi segala kebutuhan manusia, mulai dari rumah hunian tempat bisnis atau tempat layanan masyarakat umum. Pembangunan Ruko The Green Leaf Regency yang berlokasi di JL. Raya Pandugo No 72, Surabaya, merupakan salah satu proyek konstruksi dengan volume pekerjaan seluas 4.410 m2, nilai kontrak sebesar Rp.4.853.418.390,00, dan waktu pelaksanaan yang direncanakan selama 330 hari atau 11 bulan. Proyek Pembangunan Ruko The Green Leaf masih berjalan 45% Pekerjaan. Terdapat Permintaan proyek untuk mempercepat penyelesaian Dikarenakan Desakan Konsumen Terhadap Owner. Penelitian ini menggunakan metode Crashing untuk menganalisis Waktu dan Biaya optimum akibat Percepatan dan menentukan Efisiensi Waktu dan Biaya. Data Sekunder dilakukan melalui pengumpulan data Proyek berupa RAB, AHSP dan Time Schedule/ Kurva S dari kontraktor proyek pembangunan Ruko The Green Leaf Regency Surabaya yang memenuhi kriteria. Data dianalisis menggunakan metode Crashing dan Ms Project. Berdasarkan analisis yang telah dilakukan terhadap percepatan waktu pelaksanaan proyek pembangunan Ruko The Green Leaf Regency Surabaya dengan menggunakan metode crashing melalui penambahan jam kerja lembur, pekerjaan yang dipercepat untuk mendapatkan durasi paling optimal yaitu pekerjaan Pas Bata Ringan ex. Blesscon. Didapatkan hasil percepatan 3 jam lembur yaitu 324 hari, 6 hari Lebih cepat dari durasi normal yaitu 330 hari. Dari hasil analisis tersebut, didapatkan efisiensi waktu sebesar 1,8% dan Didapatkan biaya total 3 jam lembur sebesar Rp.4.847.386.076,73 dapat menghemat biaya Rp.6.032.313,27 dari biaya normal yaitu Rp.4.853.418.390,00. Dari hasil analisis tersebut, didapatkan efisiensi Biaya sebesar 0,12%.
