Abstract
Proyek konstruksi sering kali menghadapi tantangan yang mempengaruhi kelancaran pelaksanaan, salah satunya adalah Variation Order (VO). Variation Order adalah perubahan atau penambahan pekerjaan yang terjadi di luar kesepakatan awal dalam kontrak, yang dapat berdampak pada biaya dan waktu penyelesaian proyek. Penelitian ini bertujuan untuk menganalisis faktor-faktor penyebab terjadinya Variation Order (VO), nilai Variation Order (VO) serta dampaknya terhadap biaya dan waktu. Metode yang digunakan adalah deskriptif kuantitatif dengan Mean Score Analysis (MS) untuk mengidentifikasi dan meranking faktor penyebab VO. Data sekunder diperoleh dari dokumen proyek seperti Change Order, Shop Drawing, RAB, dan Time Schedule. Analisis dilakukan dengan membandingkan anggaran dan jadwal awal dengan realisasi setelah VO. Hasil penelitian ini menunjukkan faktor utama yang menyebabkan terjadinya Variation Order (VO), yaitu Faktor Konsultan dengan nilai mean score 0,31 lebih besar dari owner sebesar 0,004. nilai Variation Order (VO) yang terjadi dalam proyek ini adalah sebesar 3,59 dari nilai kontrak, yang menyebabkan peningkatan nilai kontrak sebesar 8.163.630.072 rupiah dari nilai kontrak awal sebesar 7.813.000.000 rupiah. Variation Order juga berdampak pada keterlambatan waktu keseluruhan penyelesaian proyek yang direncanakan selesai pada 1 September 2024 menjadi 19 maret 2025.
