Abstract

Perkembangan industri konstruksi menuntut integrasi teknologi untuk meningkatkan efisiensi dan akurasi perencanaan. Salah satu pendekatan yang digunakan adalah Building Information Modeling. Penelitian ini mengimplementasikan BIM 5D menggunakan Autodesk Revit 2025 pada pekerjaan struktur Gedung Plaza Airlangga (Unair) Tahap 1, serta membandingkan hasil Quantity Take-Off, estimasi biaya, dan durasi pelaksanaan dengan metode konvensional dan data realisasi lapangan. Metode yang digunakan adalah studi komparatif kuantitatif dengan pemodelan struktur beton bertulang (pile cap, kolom, balok, dan pelat) berbasis gambar DED, kemudian dianalisis dan dibandingkan antar metode. Berdasarkan hasil penelitian, diperoleh tiga kesimpulan utama. Pertama, perhitungan volume struktur menggunakan BIM lebih sesuai dibandingkan metode konvensional. Volume beton menggunakan BIM adalah 2.005,35 m³, lebih rendah 83,31 m³ dari metode konvensional sebesar 2.088,66 m³. Untuk volume pembesian, BIM menghasilkan 354.670,98 kg, lebih rendah 29.024,91 kg dibandingkan metode konvensional sebesar 383.695,89 kg. Kedua, estimasi biaya menggunakan BIM lebih efisien dengan total Rp 7.420.492.391, lebih rendah dibanding metode BOQ Rp 7.941.292.012 dan biaya realisasi sebesar Rp 8.388.166.659. Ketiga, durasi pelaksanaan proyek berdasarkan BIM adalah 14 minggu, lebih cepat dari metode konvensional 16 minggu, dan mendekati realisasi aktual 15 minggu. Hasil ini menunjukkan bahwa penerapan BIM 5D mampu meningkatkan perhitungan volume, efisiensi biaya, serta efektivitas waktu pelaksanaan.
