Abstract

Jembatan Merah Plaza (JMP) merupakan pusat perdagangan grosir dan ritel tekstil serta garmen yang telah lama menjadi bagian penting dari kawasan bersejarah Kota Lama Surabaya. Namun, dalam beberapa tahun terakhir, JMP menghadapi tantangan berupa penurunan okupansi dan daya tarik akibat persaingan dengan pusat perbelanjaan modern serta dampak pandemi COVID-19, yang menyebabkan penutupan JMP 2 dan menurunnya aktivitas perdagangan di JMP 1. Pengembangan JMP dengan konsep mixed-use dan pendekatan kontekstual diusulkan sebagai strategi revitalisasi yang mengintegrasikan fungsi komersial, residensial, dan ruang publik. Pendekatan ini bertujuan memaksimalkan pemanfaatan lahan strategis, memperkuat koneksi antara sejarah dan modernitas, serta menyediakan ruang untuk kegiatan sosial dan budaya yang mendidik masyarakat tentang warisan lokal. Dengan menerapkan prinsip arsitektur kontekstual, pengembangan mixed-use di kawasan bersejarah seperti JMP dapat mengoptimalkan kawasan, meningkatkan kualitas hidup masyarakat, dan menarik lebih banyak pengunjung melalui integrasi aktivitas yang relevan dengan nilai kultural dan kebutuhan urban masa kini
