Abstract

Kota Surabaya sebagai pusat urbanisasi di Jawa Timur menghadapi tantangan signifikan dalam penyediaan hunian layak akibat tingginya kepadatan penduduk dan keterbatasan lahan. Hunian horizontal tidak lagi menjadi solusi yang efisien, terutama bagi masyarakat kelas menengah yang terdorong untuk tetap tinggal di pusat kota. Sebagai alternatif, rumah susun milik non-subsidi hadir sebagai solusi strategis dalam menyediakan hunian vertikal yang terjangkau tanpa mengandalkan subsidi pemerintah. Perancangan rumah susun ini menekankan efisiensi ruang, keterjangkauan biaya, dan integrasi fungsi komunal guna menunjang gaya hidup urban yang fungsional dan terkoneksi. Selain aspek perancangan fisik, keberhasilan proyek ini juga bergantung pada pengelolaan pasca pembangunan yang berkelanjutan. Dengan pendekatan desain yang holistik dan berbasis kebutuhan masyarakat, rumah susun milik non-subsidi dapat menjadi kontribusi nyata terhadap pembangunan kota yang inklusif dan berkelanjutan.
