Abstract

This study analyzes the impact of delays in elevator installation on both time and cost in the construction of a 10-story office building in Gresik, which employs a separate contracting method. Elevator installation plays a vital role in the smooth progression of the construction project, as delays can affect many other technical aspects, such as the installation of separator beams and structural adjustments. These delays lead to extended project completion time and increased costs due to changes in materials and methods implemented to compensate for the delays. The objective of this study is to analyze the impact of elevator installation delays on project time and cost, as well as to calculate the additional costs incurred due to changes in methods and materials. This research uses a comparative analysis approach, utilizing project documentation data, such as schedules, cost reports, and alternative designs implemented to address the delays. The main focus is on comparing the use of concrete and steel for the separator beam installation affected by the elevator delay. This method allows for clear measurement of both financial and temporal impacts based on the available data. The results of the study show that the delay in elevator installation led to an extension of the project by 91 days and increased costs due to the use of steel as a replacement for concrete in the separator beams. Although this material change expedited the work process, the costs incurred were significantly higher compared to the original plan. This study provides insights for project managers to consider more efficient material and method choices, as well as to manage delay risks so that the impact on time and cost can be minimized.
