Abstract

Construction projects generally have a specific implementation plan and implementation schedule, but delays often occur. In construction project work, obstacles usually occur in the project work, both obstacles that have been calculated and obstacles that are beyond the calculation of the planner. These obstacles cause delays in project completion, so that the project does not take place according to the plan. Project delays can come from service providers and service users. This study aims to identify factors that can cause time delays in the implementation of building construction projects, especially in the context of sheet pile construction work behind the Berau Regent's Office. The research method used is quantitative, by collecting data through a survey using a questionnaire. The research sample involved 45 respondents. Data analysis involved validity, reliability, and multiple linear regression analysis techniques. The data was processed and analyzed using SPSS version 25.00 software. The results of the analysis showing that labor education in project delays is reinforced by the finding that an increase in education level has a positive impact on project delays, in line with the positive influence of the design and implementation method variables. On the other hand, the variables of materials, finance, and equipment have negative coefficients, suggesting that increasing the value of these aspects can reduce the likelihood of project delay. Nonetheless, the work environment aspect stands out as the most dominant factor, with a positive coefficient indicating that improving the work environment has a significant role in increasing project delays. On the aspect of Owner's satisfaction with Contractor's performance, it is categorized as "satisfied" with a CSI value of 60% ≤ CSI ≤ 80%. Quadrant analysis highlights critical variables to improve, maintains the performance of Importance variables, and sets improvement priorities according to customer importance and satisfaction.
