Abstract

Construction project implementation often faces delays in completing work. Delays in project completion beyond the time limit specified in the contract cause losses to both the contractor as implementer and task provider. Project implementers pay more attention to aspects of costs incurred and often neglect controlling project implementation time so that project implementation often experiences work delays. The problem in implementing the Campus Administration Building Project is that the costs and time available are limited. With a 5 (five) storey building design with a reinforced concrete structure, each floor has an area of 240 M2 with a total floor area of almost 1440 M2, this building is quite a complex building, in terms of the function of the building itself. The physical work contract value is IDR. 5,599,873,601.60 and implemented within 120 days or 18 weeks. The aim of this research is to analyze the time efficiency carried out by the provider from the start of the work, during monitoring, until the end of the project implementation. And estimate how much costs are needed from the start of the work, during monitoring until the project is completed using the Earned Value Method. From the analysis, results and discussion of the Bondowoso Polije Campus Administration Building project, it can be concluded that the project work time exceeds 2,543 weeks for total work and there will be a loss of IDR 393,323,318.10 from the reduction in total contracts minus total financing. Therefore, the construction management proposed shifting the work schedule to work that does not require the achievement of main construction. Apart from that, the contractor should communicate to the administration building project tasker to increase the duration of the administration building construction project work. As well as looking for alternative suppliers of main materials without having to wait for the vendor to get the materials needed.
