Abstract

Pelaksanaan proyek konstruksi selalu mengalami kendala yang mengakibatkan tertundanya penyelesaian pekerjaan. Keterlambatan penyelesaian pekerjaan tentunya akan mempengaruhi rangkaian pekerjaan lainnya dari segi waktu dan biaya. Paket proyek CWI-01 ITS Surabaya dijadwalkan selesai dalam waktu 540 hari kalender, namun realisasi di lapangan pada pelaksanaan mulai minggu ke-24 mengalami keterlambatan penyelesaian. Penelitian ini menggunakan metode Fault Tree Analysis untuk menganalisis akar masalah penyebab keterlambatan dan menentukan probabilitasnya. Data primer dilakukan melalui pengumpulan data menggunakan kuesioner yang disebarkan kepada 28 responden dari pihak kontraktor proyek CWI-01 ITS Surabaya yang memenuhi kriteria. Data dianalisis dengan metode FTA dan minimum cut set. Berdasarkan hasil penelitian dan analisis data, aspek kontrak adalah penyebab utama keterlambatan proyek Paket CWI-01 dengan nilai probabilitas tertinggi sebesar 0,178. Faktor lainnya meliputi aspek material dan peralatan dengan probabilitas 0,159, diikuti oleh aspek kondisi alam dan force majore sebesar 0,130. Pada peringkat keempat adalah aspek manajemen pelaksanaan proyek dengan nilai 0,105, disusul oleh aspek dokumen pekerjaan sebesar 0,104, dan terakhir, aspek tenaga kerja dengan probabilitas 0,069.
