Abstract

Permintaan ruang ritel di Surabaya diprediksi meningkat, namun tingkat okupansi mall diprediksi sulit meningkat. Tantangan utama adalah perkembangan ritel online, pandemi COVID-19, dan perubahan urban lifestyle. Ritel online memiliki kelemahan dalam hal keamanan dan pengalaman belanja, sementara pandemi COVID-19 mengurangi minat pengunjung ke mall tertutup. Perubahan urban lifestyle mendorong masyarakat untuk lebih memilih ruang publik terbuka. Mall terbuka menjadi alternatif yang dapat mengatasi tantangan tersebut, namun perlu memperhatikan aspek keberlanjutan dan adaptasi terhadap perubahan iklim. Perancangan mall terbuka yang memperhatikan aspek tersebut dapat meningkatkan nilai publik dan menjadi solusi bagi perkembangan ritel di Surabaya.
