Abstract

Building maintenance is very important and necessary after the building is completed and used. This maintenance will make the life of the building longer. Building maintenance aims to ensure that the building achieves its functional performance according to the requirements and desires of users starting from architectural, structural and utility aspects. This research uses the "Analytical Hierarchy Process (AHP)" method, as a decision making method in determining the order of maintenance priorities by considering the condition index of each building component. Therefore, the researchers carried out an analysis aimed at measuring the level of damage, analyzing the condition of the building and determining priorities for maintenance and implementation of building maintenance at the Subsel Unicorn creative space building using the "Analytical Hierarchy Process (AHP)" method. From the results of the analysis by researchers, it was found that the level of damage was based on the Element Condition Index value in the Creative Space Unicorn Building, showing that the first level of damage was to the architectural components, namely wall paint with a percentage value of 30.15, the second level of damage was the plaster floor with a percentage of 19, 15. And the third was ceiling paint with a damage percentage of 10.35. So it can be concluded that the Creative Space Unicorn Building, with a building condition index on a scale of 72.04, means that the description of the condition of the building is adequate (only minor damage occurred). And meanwhile, the first priority for handling building maintenance is architectural components/elements in wall paint with a percentage value of 1.16 and the second is utilities with lighting elements/components and has a percentage value of 0.79.
